Operation Pathways seeks to transform affordable housing communities through innovative programs that engage, empower, and support residents to achieve the future they desire. Through our work, we envision vibrant, collaborative communities where neighbors help neighbors and families thrive.

Each year, Operation Pathways hosts an annual training conference for all employees that focuses on our organization's young leaders. During this conference, staff receive a variety of training, certifications in Family Centered Coaching, and an opportunity to hear from and meet with a variety of partners and key speakers. We also provide opportunities for staff members to become mentors, lead coaches, and to gain leadership roles in our programs. Our organization places high value on cultivating leaders internally, with 3 of our 5 leadership team members having been promoted from within our organization.

Operation Pathways partners such as Stewards of Affordable Housing for the Future (SAHF), Housing Association of Non-Profit Developers (HAND), and many others to share best practices, elevate our brand, and collaborate on advocacy efforts. We also raise awareness through NHPF's Thought Leadership Program, which consistently uncovers industry trends. The program tackles issues impacting the affordable housing industry directly as well as our partners who interact with the space—political, philanthropic, academic, financial, and more. NHPF-authored articles appearing in publications including Forbes, Entrepreneur, and The Hill in addition to award-winning events, and important marketing pieces from annual reports to brochures.

The properties where Operation Pathways serves residents, are supported by third-party property management teams (PM teams). In an effort to better serve residents and be able to stay on top of site needs, staff concerns, and build mutual understanding we identified a need to strengthen our relationship with the PM teams. We did this in the following ways: - Instituted a monthly meeting with the Resident Services Coordinator (RSC), SC, PM Team, the OP Regional Manager - OP Regional Mangers visit sites more often to connect with the PM teams, RSCs and residents to better be able to support on the ground efforts. - Increased communication with the property management teams senior leadership as it relates to hiring, support, and site level problem solving. - Including property management staff in programs and partnership meetings to build more buy-in and support of the program implementation. These adjustments, which were informed by our strategic plan, have helped us to make strides in these relationships allowing us to make a grater impact on our communities.
